On October 24th, we embarked on the second #bgreen Leaders “On Tour” trip of 2024! This field trip series aims to provide a behind-the-scenes look at flagship projects in the circular economy. This time, the spotlight was on innovative solutions and circular economy practices within the construction industry.

Drees & Sommer, operating worldwide, develops solutions for efficient, sustainable infrastructures and livable cities, blending economic efficiency with ecological responsibility. This holistic approach is driven in partnership with EPEA, the world’s largest Cradle to Cradle (C2C) certification body and a pioneer in circular engineering. We had the unique opportunity to explore the groundbreaking concept behind their own Building OWP12, a project that sets new standards for clients and showcases how BIM and Artificial Intelligence are revolutionizing green transformation in the built environment.

Our Key Takeaways:

  • Digitalization and Efficiency
A central theme was the use of digital tools and platforms to streamline planning and execution in construction. Cloud-based software solutions enable transparent, efficient project data management that connects stakeholders and integrates sustainability goals from the outset. This proactive approach ensures sustainability is embedded as a core component of the project, not added as an afterthought.
  • Artificial Intelligence (AI) and Automation
AI plays a crucial role in managing complex requirements across spatial planning and construction. Automated systems analyze and cross-reference data, enabling early detection of potential issues and reducing costly errors. For instance, AI can optimize office layouts based on occupants’ movement patterns, enhancing both efficiency and user experience.
  • Sustainable Building Concepts
The Stuttgart site exemplifies advanced sustainability approaches, incorporating geothermal energy, photovoltaic systems, and heat recovery technologies. Smart building management systems further optimize energy usage, allowing precise control based on actual needs. Presenters highlighted the importance of flexibility and modularity in new building designs, enabling adaptation to future requirements and extended use.
  • Building Information Modeling (BIM) and Holistic Lifecycle Management
By using BIM alongside digital twin technology, Drees & Sommer achieves model-based planning across all construction phases, from concept to operation. This approach not only enhances planning efficiency but also provides clear cost control and transparency throughout the project’s lifecycle.
  • Drees & Sommer’s Innovation Hub and Sustainable Development Strategy
Drees & Sommer’s commitment to sustainable transformation is demonstrated through their Innovation Hub, which explores cutting-edge technologies and fosters collaboration with startups. The hub focuses on developing solutions to conserve resources, reduce carbon emissions, and improve economic efficiency. Their ongoing work in smart building management highlights their proactive approach to a future-ready built environment.
  • Circular Building and Resource Passports
A significant initiative by Drees & Sommer is the creation of building resource passports, which track material usage and sustainability impacts. This digital model enables real-time decision-making on CO₂ footprints and sustainable materials, integrating lifecycle considerations directly into design. This circular approach to building design aligns with Drees & Sommer’s commitment to long-term sustainability, allowing buildings to be reused and adapted flexibly over time.

As Drees & Sommer also advances numerous start-up spin-offs, we had the chance to witness an exciting pitch of a promising new application.

Start-Up Pitch: formfollows.ai
formfollows.ai showcased a solution on improving the early stages of construction planning with AI-driven tools. This cloud-based platform integrates comprehensive project data, providing stakeholders with a unified view and intelligent support throughout the building lifecycle. Leveraging AI, the platform allows users to simulate and automate complex scenarios, supporting informed decision-making and minimizing delays and budget overruns. The tool is also designed to empower junior team members by providing access to a knowledge base that enables them to manage sophisticated tasks independently, enhancing the efficiency and effectiveness of the planning process.
